Live on UAD 3.6 since April 2026.
UAD 3.6 is required for appraisals submitted to the GSEs on or after November 2, 2026. RSDS appraisers have delivered 3.6 reports in live production since April 2026.

Turn times and readiness.
Will turn times increase?
Our appraisers saw a modest learning curve on their first few 3.6 reports, and speed converges with legacy work as they repeat. Median turn time on 3.6 single-family work has matched our legacy median.
Who will appraise my 3.6 orders?
Only appraisers verified on the redesigned URAR. That rule is enforced in our assignment logic, not a policy memo. The rest of the panel completes a scheduled deployment plan before taking 3.6 work.
How do I know who is ready in my markets?
RSDS produces a UAD 3.6 readiness report every business day listing every appraiser by name, office and verified status. Clients receive the roster for their markets as a standing deliverable.
The industry has a readiness gap. We don’t.
In a 2026 Corporate Settlement Solutions survey of 900 appraisers, only 30% had UAD 3.6 software and workflows in place. 63% expected longer turn times and 52% expected to raise fees. That gap sits with independent contractors, who can’t be required to buy software or train.
RSDS closed that gap before the mandate. Our appraisers are employees. We provide the software, fund and track the training, and only assign 3.6 work to appraisers verified on the redesigned URAR.

Key dates from the GSEs.
UAD 3.6 mandate. Lenders without an approved GSE policy exception must submit on 3.6.
Exception period. Approved lenders may still submit UAD 2.6 with full eligibility.
Reduced functionality. 2.6 reports get a CU risk score of 999 and lose rep and warranty relief.
Pipeline revisions only. New 2.6 submissions fail; only resubmissions are accepted.
UAD 2.6 fully retired.
Based on the Fannie Mae and Freddie Mac UAD 3.6 temporary policy exception (Lender Letter LL-2026-08). Confirm current dates with the GSEs. With RSDS, you don’t need the exception: our appraisers already deliver on 3.6.
Why UAD 3.6 matters.
One dynamic report
A single, data-driven URAR replaces the 1004, 1073, 2055, 1025 and their exterior-only variants.
Structured data
More fields are standardized, so reports are easier to validate and harder to fill with boilerplate.
New review expectations
Findings move earlier in the process, making clean, well-supported reports more valuable than ever.
New software and delivery
Appraisal software, lender platforms and AMC systems all have to produce and accept the new dataset.
Our appraisers are our employees.
Employment lets us require, verify and stand behind everything from software and training to capacity and accountability.
W-2 employees, paid hourly plus commission
Company-provided and centrally deployed
Ongoing training and support to further your career
